someone will quote something that says you can't stake the proposed adjusted boundary line, but if it was my project I wouldn't have a problem setting some one by twos in the ground with some lath marked "proposed boundary line." You got something in writing from a representative of one owner. Let the other side know that this is what you are going to do so that they are aware of it also.

That way the owners of the land can look at it, move the line if they want, think about it, move it again or keep it in the same place, or whatever. When they decide where they want the line to be, everything will be rite out in the open. You can then locate the new line so that you can draw the map and eventually set your pipes in the earth where the owners wanted them.

You could refer to the monuments in the descriptions and say in a statement at the end of the description that a Record of Survey is being processed at the County of XXX, as of the date of the signature on this discription.

Welcome to my world. Don't forget any lenders, as they also have an intertest in the property (ies)

I wrote an article in the Cal Surveyor about Covenants of Easement that might help, see attached.

There are a couple of previous threads that are along this same line:
http://www.californiasurveyors.org/clsa ... t+easement (see post #23 by Michael Pallamary).

I've met Barbara before but I don't typically work with Planning a bunch.
