Grant Deed Misclosure with a curve, What to do?

I have the attached Grant Deed with a misclosure and I might solve it by rotating the curve out of tangent even though curves are usually assumed to be tangent in descriptions if not stated.

i am looking for other opinions/solutions.

I have attached the Acad.dwg but changed the suffix to '.txt' because .dwg wouldn't attach. I am hoping if the suffix is changed back to .dwg after downloading, it can be viewed in acad, we'll see.

It doesn't matter for the question above, but my measured angle between the two streets is 89°36'34" and the record angle between the two streets from the old subdivision map is 89°38'

The deed attached above has the angle between the two streets at 90°

The bearing for the back of walk at the corner is about N 54°33' W

Get all of the surrounding deeds and see what they create. Do not assume tangency. The curve could run further out to some other place and be tangent elsewhere. Sometimes with a tough curve push the tangents out and force a central angle.

running forward to the beginning of the curve and then backward from the POB to the end of said curve Holding the radius, I see a delta of 13°07'01" and a length of 104.75'. Something is amiss.

I did the same thing as Berk, came up with much the same result. If you run the curve to be tangent with the reverse bearing on the last course with concavity to the southwest, you still end up with a misclosure of S 31° 26' 05" W, 4.07'.

I made the curve tangent and ran to the end of the curve from the POB and held that point.
Then I ran backwards to the start of the dog-ear at the corner. So all the error is in the dog-ear itself, 0.39' off the record distance and about 11° of the record angle. That seems to fit the sidewalk the best.
