Condos or other instrument

I have a propose project were a developer wants to create separate lots within a proposed building for sale. Please see Exhibit A. He doesn’t want them to be condos because of financing reasons. There will be common areas like stairwells, hallways, the roof and sidewalks, etc. They plan on creating CCR’s and an association to maintain the common areas and the exterior of the building. He is open on how to create the boundaries lines. One option is per Exhibit A or by the exterior of the building or whatever other means.

Please keep in mind that this will be one of ten buildings on a larger lot.

Is this possible other than creating condos?

Any ideas?

Sure tenants in common and it does not require the involvement of a surveyor at all....

No subdivision may be created outside of the subdivision map act. Good luck with your condo conversion
