We were hired to do a ALTA of 2 parcels.
We finally get the title report and;
One owner has owned 4 adjoining parcels for decades , all different APN numbers, all are being used by different businesses.
One of the businesses is expanding and taking over one of the other parcels. These are the lots we were told were the ALTA.

Can an ALTA be done on lease lines, if they exist, as I am not sure why the 4 apns., or can a partial ALTA be done?

Their title co is mostly useless. .

I don't see a conflict with the law.... Just map whatever is being conveyed in the title insurance documents and if it is not a legal parcel boundary then call it something else on your map and reference the actual parcel boundary?

You're surveying the title interest described in the title report or commitment. It doesn't matter if it's in fee or a lease.

Yes, Jim Frame is correct. I have personally been a part of this type of ALTA a few times in the past. Just simply present the facts relative to the Title Report's lease and/or fee boundary.
