Are easements for cables up the side of a building, through the parapet wall, and across the roof any different than easements on the ground ?
(I've seen only one in 57+ years of surveying)

The difference I've seen is that ground easements are usually documented with an Offer of Dedication and a legal description. Easements for utilities on or within a building would typically be handled through a condo plan, CC&R's, and/or some other document that clearly defines ownership and maintenance responsibility for the utility and may include reference to the building plans showing the location of the cables rather than an actual legal description.

No, easements come in many shapes and forms. As long as you can reduce it to its location, preferable using geometry, you are good!

You need to include the beneficiary and appurtenant interests.
