Who can tell me what this means

XXXX Oil Company hereby quitclaims to the persons entitled thereto any and all rights which it may have under that certain deed recorded XXXX
in so far, and in so far only, as said grant of right of way affects the land described as YYYY.

Does this mean that the Oil Company is quitclaiming their right in the land described as YYYY?

It sounds as if it is quitclaiming any interest it may have had in a grant of right of way over the land described as YYYY. This is common where a parent parcel is described, and the interest involved is over a portion of that fee title.
