SB9 Lot Split Procedures - Loans

We are in the process of completing a lot split (1 lot into 2) with the SB9 process. The City approved the subdivision and recorded a document with the restrictions. Interestingly, they did not specify a need to file a final Parcel Map on the document - which we have not done yet. I got a call from an underwriter who sends me the approval and names it "Recorded 2026 Survey.pdf". Then he wants a "metes and bounds" legal description of the two new properties for some sort of Title Endorsement Agreement. I believe it has something to do with maintaining a loan position.
I don't see how I can write a proper legal description of a property not yet subdivided. And I don't want someone to use it for a purpose that may cloud the title.
