Condos and Parcel Maps

Can a parcel map subdivide a single lot into two separate parcels and designate one of those parcels as an air space condo parcel at the same time?

For example:

Let’s say, I have a one acre lot and want to create two parcels. Can I split my one lot into two separate parcels (Parcel A and Parcel B) and designate Parcel A as an air space condo or do I have to record a PM creating two separate lots (Parcel A & Parcel B) and record a second PM creating the air space condo?

If so, how would the title block be labeled?

And how would the condo parcel be eliminated in the future? (I understand the whole CCR’s thing and it must be one owner)

Would it be a reversion to acreage? If so – does that parcel now become a remainder of the original parcel or would it be designated as Parcel B of the map that created it? Can you revert a portion of a map back to acreage or does it have to be the entire map?

Joe,

A parcel map can create a parcel for condominium purposes along with parcel(s) for individual sale, provided that the approved tentative has been processed and conditioned accordingly.

As to elimination, it can be amended as condominium plans are normally, but reversions to acreage do encompass an entire subdivision.

If it came to a change in land use, a new tentative map would have to be processed for the parcel in question.

Oh, and the title block would list the relevant parcel as "For Condominium Purposes".
