Evan, I don't think the concept posted by the OP is that complex a topic so I don't think a long, complex bit of advice is necessary. After all, aren't we all just trying to help the OP by offering our points of view.

I don't see any way to have your own property surveyed without someone saying you are in conflict, no matter how many times you promise that you have no connection to the person doing the survey.

I suppose I would do my own survey, and tell the neighbor that they need to hire someone to check what I find, so they feel comfortable about it. I would not just do my own work and act on it - you know, like our clients like to do when they get empowered by our work and then never do that thing I refer to as "talking to their neighbor".

On each and every boundary survey the goal is to discover the truth. Sometimes this is fairly easy to accomplish, other times it takes a tremendous effort. Like an archeological dig, that boundary is there, but where exactly?

And throughout it all we are supposed to remain impartial. In fact, impartiality is the summation of our civic responsibility.

Since the goal remains the same, since the responsibility remains the same, it should make no difference who executes it. That the public doesn't always get that is not our problem and should not dissuade us.

Survey it yourself, why pay anyone a dime for something you have a license for?

If the neighbor does not like the results, then he/she is free to hire their own surveyor and find out you are 0.02' off or in a worst case, 0.04' out.

Survey it...file it...and move on down the road.

BTW, Ric had some great points there, Evan wrote a long song (One of the few posts Evan wrote I did not fully read) and Jim Frame had a GREAT point about an attorney finding out the survey was done by drunks!

Funny story. Santa Cruz County. Former B17 Crewman returns home after WWII to take up his father's profession, father was County Surveyor for nearly 50 years. Both Heros, both legends in the survey world around here.

The son retires on a lot that he did the subdivision mapping for. Turns out I did a survey next door and sure enough found all original monuments on our shared line, including some nails in trees, etc.

I also found iron pipes, RCE 1____, about 0.75' away from the original monuments. Next to original non-disturbed monuments, on the original surveyors parcel boundary.

How could this be anything but a "F$&!k Off!" This RCE was a hack. His pipes turn up all the time in the wrong spots, often next to originals.

Go figure.
