Postage stamp survey

Attached is a snapshot of a property my client ( an experienced flipper ) is buying, even with all the very obvious encroachments.

Land area = 1644 sq ft. On the photo is a blue dashed line (Fee line) on the right of that is a 4ft x 33ft (red dashed lines) shared driveway easement.

When I first researched this and saw the overlaps I called the person up and told him about it. He is pretty sure that he can make about 200k by sprucing it up some then flipping it.

I guess he knows his stuff, but this is something most folks would walk away from
