I found out that the person who works under supervision of the staff surveyor, has red-marked my description and plat without showing it to the surveyor. I demanded that the surveyor reviews the redmarks. Now, a new set of redmarks has be sent back to me which accepts the strip description, but ask to show the POB, ties to monuments and BOB. I believe a strip description plat doesn't need to have a POB.

The strip description goes like this :

A STRIP OF LAND XX FEET WIDE, THE SOUTHEASTERLY LINE OF WHICH IS DESCRIBED AS FOLLOWS:

BEGINNING AT A POINT ON THE SOUTHWESTERLY LINE OF SAID LOT 1, SAID POINT BEING AT THE INTERSECTION OF SAID LINE WITH THE SOUTHEASTERLY LINE OF XXXXXXXX CT., AS SHOWN UPON SAID TRACT MAP;

THENCE ALONG SAID LINE OF XXXXXXXXXX CT., N. 42°32’01” E., 70.52 FEET TO A POINT ON THE NORTHEASTERLY LINE OF SAID LOT 1;

THE SIDE LINES OF SAID STRIP SHALL BE PROLONGED OR SHORTENED SO AS TO BEGIN AT THE SOUTHWESTERLY LINE OF SAID LOT 1 AND TERMINATE AT THE NORTHEASTERLY LINE OF SAID LOT 1.

It looks like your description has a POB, and references a filed map - with, presumably, set monuments.

I've tried to retrace some horrendous PG&E & PT&T easements, and it appears PG&E is trying to implement minimum standards. Wonderful! Glad to hear the reviewer was forced to submit his/her work to the licensed surveyor.
