More than one zone on a parcel...

Has anyone got an example of a parcel that has two or more zoning classifications on it?

I'm specifically looking for parcels with similar zoning classifications, such as General Industrial and Restricted Industrial.

If you have an example, can you please forward County and APN for the parcel?

I have several, and further complicated by overlaying special districts such as parking, sewer, lighting, etc, as a rule zoning follows parcel lines but sometimes due to topography or bisecting roads it does happen. We do not have any industrial zoning, but can you be more specific?

Yes we are rural in the sticks, but we like it.

Hey, Mr. Marks...

I'd like to be able to find a parcel or parcels on a county zoning map that shows two separate zoning designations on the same parcel. One APN; two zoning designations.

Do you mind if I ask for what purpose you're looking for this info? It's usually just the planners who care about zoning. We have a couple of large parcels in our City that have a portion zoned residential and a portion zoned commercial mixed-use. The zones were established with a specific plan and once the property subdivides, the planners will make sure the zoning follows the lot lines being created.

As land surveyors, we are authorized to practice land planning in connection with our land surveying activities (c.f. - §8726.2 PLS Act)

I’m trying to move forward with a Lot Line Adjustment. As you know, the local jurisdiction can only review applications for conformance with zoning and building ordinances, any costal plan, general plan or specific plan.

I have a client with a series of parcel that they would like to merge through a series Lot Line Adjustment processes. Six of the parcels are zoned General Industrial; two of them are zoned Restricted Industrial. If I can show that different zoning on parcels occurs elsewhere, I have a better chance of getting disparate zoning approved, pushing rezoning to building permit application.

If anyone else has any examples, please share them with me.

Probably doesn't meet your criteria, but we have a cemetery on a parcel which is split between Public Facilities and Industrial-General. Likely an oversight in the General Plan ...

Ian, I don't know if you got enough examples but we run into this situation often in Humboldt County. Usually it is parcels that have TPZ (Timber Production Zone) and AG zoning. Most of the time, if we are doing LLAs involving such parcels, the zoning lines will be moved to coincide with the new line being created if possible. I can give you multiple examples if you still need any.
