Legal Desc ??

The PL between my client and neighbor is also the CL of an exist. 60' wide road esmt. 30' both sides and is described using CL in exist. doc.
Neighbor agrees to grant client new 60' wide esmt on alternate route lying entirely on neighbor's land. It will begin and end on the exist esmt.
I also will describe CL

???? Should the POB (and end) of my new CL route description be at CL or sideline of exist 60' esmt??

I always include a plat map with the description to avoid confusion. From what I can see, it might not matter. A centerline description is always cleaner.

The POB should be whichever point can be more readily reestablished based on other record data. When you say it will begin and end on the exist easement, I assume you mean that the existing CL and new CL will converge at both ends. If that's the case, I don't understand why the sideline would even be considered as a POB, unless it is a better documented point.
