I remember a case, years ago, wherein there were four parcels cut out of a square, all by metes and bounds descriptions and ratified by a Certificate of Compliance for three of the parcels. The last one did not have a Certificate but it was deemed a legal parcel by default as it was the only one left. Does anyone remember this case?

and the one in the middle is 0.01'x0.01' and landlocked.
Guess somebody needs an easement by necessity.
