Condo Plans without a Final/Parcel Map

Has anyone ever run into a situation where condo plans were recorded and being used to convey condo units that were once a co-op without a Final Map or Parcel Map being recorded? If so, what was the result and was it determined to be an illegal subdivision?

It is very common in San Diego. I can't begin to tell you the problems that have been created by the city for changing all the rules.

You should pursue a Certificate of Compliance.

I know of a jurisdiction that allows for a parcel map waiver using a certificate of compliance process. It results in a condo plan without a parcel map. I know it has been used improperly in the past and that in turn created the need for a corrective certificate before conveyances could be insured. As far as I can tell, it is a lawful process but is confusing and leaves room for potential unforeseen problems.
