Base Flood Elevations (BFE) - FEMA Changes

For those of you who are familiar with the different ways to establish a BFE, I was just clarified that the Stillwater Elevation Table for coastal areas, included the SF Bay, have not been valid since 2019. The mapping analyst is going to attempt to find me the documentation. She also said that Community Determined BFE's are only valid for Zone A, which makes NO sense. Zone A has no data, so why would any agency spend the thousands of dollars on a elevation study of a FEMA established Zone A? Well Doh, once again, you can't fix stupid, lol.

Bottom line is FEMA is only using the even foot BFE identified on the FIRM's when applying for a LOMA. Yes that means the BFE is +/- 1 foot, really?
Does that make as much sense to you, as I am reading into this? I have successfully received over 125 LOMA's for my clients, so I have some knowledge what I am saying, just to validate my post and comments. Sorry Mr. property owner, your dealing with the government once again, and nothing I can do about it.

Now back to our regularly scheduled programming, and cadd work.
