Beneficiary / Trustee signatures on a PM w/ no offers
Does the Beneficiary and/or Trustee have to sign the owner's statement on a parcel map if there are no offers of dedications on the map?

I'm sure one of the resident Map Act experts will weigh in soon, but my seat-of-the-pants response is that subdividing a parcel of land inherently affects its value, so anyone with a legal interest in that value would need to assent to the subdivision.

SMA 66445(e) - if dedications are not required, the owner's statement shall be signed and acknowledged by the subdivider only.
As a practical matter, a beneficiary's consent (as a separate letter) will likely be sought by the title company which issues the parcel map guarantee.
