I watched the video. What is interesting to me is Gary talked about "state standards" requiring the pulling of adjoiners deeds. He stated that some states may not require that! Is it just me or does it seem to defeat the purpose of doing a measured boundary survey and NOT pull the adjoiners? If it's a lot in a subdivision I could see not doing this. I would think that if you're doing a boundary survey, regardless of "state standards", you should pull the adjoiners deeds to check for gaps and overlaps. I haven't read the 2016 Standards yet, but I would hope THAT would be a requirement.

I don't work in other states, so maybe in other states it's not common practice to do that? Wouldn't that create issues for surveyors? Regardless of the state standards, I'm going to pull the adjoiners, and even the parent deeds. Lawyers and title companies are always changing a word or two in deeds.

Here is the standards that deal with Gaps and overlaps. I guess I was confused by Gary's video. He was talking about how some surveyors don't get adjoiners from clients sometimes and to check their state standards about that. I think it must be easier here in CA with the title companies.

6. B. vii. The relationship of the boundaries of the surveyed property with its adjoiners (e.g., contiguity, gaps, overlaps), where ascertainable from documents provided to or obtained by the surveyor pursuant to Section 4 and/or from field evidence gathered during the process of conducting the fieldwork. If the surveyed property is composed of multiple parcels, the extent of any gaps or overlaps between those parcels shall be identified. Where gaps or overlaps are identified, the surveyor shall, prior to or upon delivery of the final plat or map, disclose this to the insurer and client.
