Facts: west line lot 1 map xxx is n14w interior angle @ sw cor is 114d

Deed: por lot 1 map xxx, beg at pt in w line lot 1 distant n15w (rec n14w) 200' from sw cor thereof, thence....several courses.....to the nw cor , thence s15e along w line to pob.

What I fd: no rec mon @ nw cor and rec mons at all other corners. The mon @ nw cor matches other mons and data from map well
What I did: accepted mon at nw cor used it to erstablish w line lot 1. I placed POB on this line used it as BofB and rotated other courses to match deed rec angs.

Upon research I fd 1961 field notes from original surveyor, writer of legal. I shows 115d interior ang at sw cor (hence the n15w on deed). Using the n15w brg places the nw cor 9' west of mon I fd and accepted. that puts POB 3' into next lot ans shifts all courses from 3 to 9' of where I established them.
I fd 2 interior mons that match field notes.

?? should these fd mons be accepted as where the original surveyor intended the cors to be,
?? should the notes and mons be rejected as in error or blunder? 9' difference at nw cor seems like a lot
?? should I reject field notes and strictly follow language on deed?
something has to give. Notes, deed, fd mon, or ???

Your solution sounds good. There's likely some rotational difference with the field notes.

Things I'd check are if the westerly line of Lot 1 can be located using evidence other than the nw'ly mon.

Check other monumented courses for rotational differences amongst themselves and compared with the map. Perhaps a pattern will emerge, such as two courses each having the same relative angle compared with the deed description. This would allow you to choose a different BOB.

Asside from that, I'd use a grant line adjustment from the next to last monument to the northwest corner monument, holding turned angles between courses but otherwise scaling (I favor turned angles over chained distances.) For the POB, I'd run the deed backwards from the first monumented course and see where it lands - perhaps it's at the correct closing distance or bearing from the nw'ly monument? Or following the calculated w'ly line of Lot 1 from the nw corner to the POB per deed, and holding that calculated POB point to run the first few deed courses backwards to.

thanks Anthony the angles turned and chain dist match the legal desc except for sw cor. I'm gonna have a hard time not accepting fd mon at nw cor, it fits map and mons well. I'm almost chikin to look for nw cor per notes 9' from what I fd. don't wanna find another pipe. The notes had way cool old style DMD calc sheets

Old DMD calc sheets, huh?
I would check them to see if an inverse was involved that may have misread the inverse tangent in the Peter's Tables. Often the value tabulated was shown on one page with an asterisk denoting it belonged with the whole degree listed on the next or previous page.
(That sure gave away my age!)

Dang it Dave, now I gotta look it up. Honestly, I can't recall exactly what they do. I just remember dumb meets dumber (DMD) Are they for area or closure and adjustment? The last (and only) time I used DMD was in Local 12 union class in 79 or 80. Before my Dad died he said "Son, I want you to have and cherish my most important family heirloom". "Wow Dad, what is it"? "It's a sacred book Son"
"Who wrote the book?" I asked. Mr Peters he said. I was not impressed with Peters book. Peters, pencil, paper, slide rule.

Aaahhhh TB,

DMD brought back memories to me like Mr. Lindell. The speed at which we worked to make calculations were like a room full of ancient scribes before the printing press was invented. Curta's cranking or Monroe's clunking away like an old steam locomotive!

I also remember being so happy when I successfully programmed the HP-9815S to make stadia reductions! Although, thinking back, the circular Stadia slide rule was probably faster. But hey! It's only stadia anyway so who, but myself, was I trying to kid? Sometimes technology causes us to miss for forest for the trees.

Oh! And your post: Don't forget Section 2077 of the Civil Code of Procedures. MONUMENTS are paramount! As such, (so you can sleep at night), you might wish confirm there isn't a pipe nine feet away. LOL
