I've got a job to go and set the corners of an interior mobile home lot. It's my first ever of the kind and I recalled there is special rules for these surveys. So after reviewing the PLS act I came away more confused than ever!
8765: Exemptions to Filing a Record of Survey
8765 (e): When the survey is a survey of a mobilehome park interior lot as defined in Section
18210 of the Health and Safety Code, provided that no subdivision map, official map, or record
of survey has been previously filed for the interior lot or no conversion to residential ownership
has occurred pursuant to Section 66428.1 of the Government Code.
I read this as: when the survey is of a mobilehome park interior lot, provided that no map has been filed of the interior lot.
I assume a map must be filed to create the mobilhome park lots in the first place.
So the thinking is: no map needs to be made unless there is a map existing to disagree with? how would a map ever get made in the first place? Is this a typo? should it say "provided that a map has been filed previously?

I believe the subdivision map or conversion to residential ownership implies that a new legal parcel has been created and subsequent ownership changes could potentially be affected by the survey. The law is intended to protect adjoiners from undisclosed surveys. Mobile home park lots are by definition rented or leased so they should be under common ownership

So assuming this mobile home park is still under single ownership and has not been converted to residential ownership, I can go in and set the corners of an interior lot and not file anything?

David's pretty much on it and yes, you are correct. If the mobile home park hasn't been subdivided, you're really only marking the limits of the rented/leased lot. Those are not property lines in the same way as a subdivision map creates. Of course, all of this is assuming that none of the lines you're marking are an exterior line of the park boundaries. That'd be a different story.

Huh, seems like an odd exception to a RoS, I could see that becoming a real mess for future surveyors, find a bunch of monuments with no record, but if there's no map on file I guess they wouldn't have to file one either so yeah, way to go PLS act. lol.

Research Calif. Code of Regulations Title 25 subsection 1104 and 2104 for guidance on interior corners of a mobile home park.

1104 says they mobile home park lots need real monuments and 2104 is for campsites and temporary RV parking. I don't see how 2104 applies.
