Map of Dimand 45 Acres - Anyone?

I'm looking for a better, more legible copy of the Map id Dimand 45 Acres. The one we have was not scanned at a high enough resolution to read the map properly.

The map was prepared in 1924 by J.H. L'Hommedieu & Co., Oakland, CA. It was never recorded.

This is a jpeg of what we currently have.
